A Unique Opportunity in Dorado

A very private, high-profile business principal residing within the Ritz-Carlton Reserve community in Dorado, Puerto Rico, is seeking an experienced, hands-on Facilities / Property Manager to take complete ownership of the physical operation and mechanical systems of his residence.

Our client is open to considering either an exceptional individual Facilities / Property Manager or an experienced Domestic Couple who can collectively oversee the facilities, mechanical, household, and day-to-day operational needs of the residence.

The home is currently staffed with a Housekeeper and Chef. The primary need is for someone dedicated to the property who can ensure that everything works as it should, when it should.

Our client works primarily from home and is a high-profile businessman who requires uninterrupted access to electricity, internet, and technology at all times. Reliability of the property's infrastructure is incredibly important.

This is a position for someone who thinks ahead, notices what others may miss, and takes a genuine 24/7 approach when an urgent property issue arises.

The Principal & Household

Our client is extremely private, quiet, and reserved. He is routine-based, health-conscious, exercises regularly, enjoys his morning coffee, and then generally spends the majority of the working day in his private office.

He is not demanding. He is respectful, polite, communicates directly, and appreciates people who operate in the same manner.

His girlfriend and extended family visit periodically, and he travels extensively, particularly during the summer months.

The successful candidate will communicate with the principal's executive and management team based on the U.S. mainland, providing clear and concise updates regarding the property, projects, maintenance, vendors, and any issues requiring attention.

The Position

The Facilities / Property Manager will be responsible for ensuring that every mechanical, technical, and operational aspect of the residence is functioning properly at all times.

This is not someone who simply calls a vendor when something breaks. The family is looking for an individual who understands property systems, can troubleshoot problems, determine what needs to happen, bring in the appropriate professionals when necessary, and then manage those vendors through completion.

Responsibilities will include:

• Oversight and maintenance of all mechanical and property systems
• Generator maintenance, testing, servicing, and fuel oversight
• Solar system monitoring and maintenance
• Internet, Wi-Fi, and Starlink systems
• Smart-home technology and household electronics
• HVAC, electrical, and plumbing troubleshooting
• Maintaining detailed preventative maintenance schedules
• Coordinating, vetting, scheduling, and supervising vendors
• Reviewing completed work and approving invoices for submission
• Maintaining warranties, service records, manuals, and vendor information
• Maintaining household, maintenance, and equipment inventories
• Vehicle servicing, maintenance, registration, and insurance
• Hurricane and storm preparation
• Installing and removing hurricane shutters
• Moving and securing outdoor furniture, plants, pots, and other property items
• Maintaining garages, storage areas, and equipment
• Assisting with airport pickups, driving, and errands as needed
• Providing regular property updates to the principal's mainland management team
• Responding appropriately when an urgent property issue arises

Someone Who Thinks Ahead

Being proactive is probably one of the most important requirements of this position.

A recent example involved the home gym being re-wallpapered. The wallpaper team arrived, but no one had considered that the gym equipment needed to be moved before the work could begin.

The right person would have anticipated this beforehand, coordinated the movement of the equipment, prepared the room, confirmed the vendor's arrival, and ensured everything was ready.

That is exactly the mindset our client is looking for—someone who thinks three steps ahead and prevents problems rather than simply reacting to them.

Hands-On Approach

Although this is a management-level position, it is also very hands-on.

If the Housekeeper needs assistance moving a bed, changing a mattress, repositioning furniture, moving a delivery, or preparing an area for a vendor, this individual should have no hesitation jumping in and helping.

The successful candidate must be physically fit, energetic, mechanically inclined, and willing to do whatever reasonably needs to be done to keep the property operating seamlessly.

Technology & Mechanical Knowledge

The ideal candidate should have a strong working knowledge of residential mechanical and technical systems, including:

• Generators and backup power
• Solar systems
• HVAC
• Electrical systems
• Plumbing
• Smart-home technology
• Wi-Fi and networking
• Starlink
• Security and access systems
• Household electronics
• Vehicles and equipment
• Preventative maintenance programs

The individual does not necessarily need to personally repair every system. However, they should understand enough to troubleshoot intelligently, identify the problem, engage the appropriate vendor, oversee the repair, and hold vendors accountable.

Domestic Couple Option

Our client is equally open to considering an experienced Domestic Couple, particularly a couple with complementary skills who would welcome the opportunity to relocate to Puerto Rico.

For a couple, one individual would primarily focus on the facilities, mechanical systems, technology, vehicles, vendors, preventative maintenance, storm preparation, and exterior/property operations.

The second individual would support the household with:

• Hands-on housekeeping
• Laundry and linen care
• Simple meal preparation
• Household organization
• Maintaining food and household inventories
• Grocery shopping and Costco runs
• Errands
• Airport pickups
• Packing and unpacking
• Supporting the existing household team wherever necessary

The family is looking for a couple who works naturally as a team and has a flexible attitude with no sense of "that's not my job."

Communication

Excellent communication skills are essential.

The successful individual or couple will serve as the eyes and ears of the property and must be comfortable communicating with the principal, his executive team, household staff, contractors, technicians, landscapers, and local vendors.

A clear command of both Spanish and English is required.

The ability to provide concise updates, document issues, follow through, and communicate professionally with the mainland management team is incredibly important.

Candidate Requirements

Candidates must:

• Have a clear command of Spanish and English
• Have prior facilities, property management, estate management, engineering, or comparable hands-on experience
• Be technologically savvy
• Be mechanically inclined with strong troubleshooting abilities
• Be in excellent physical condition and comfortable performing hands-on work
• Have strong organizational and communication skills
• Be proactive and capable of working independently
• Understand preventative maintenance and vendor management
• Have a valid driver's license and clean driving record
• Successfully pass a detailed criminal background check
• Successfully pass a drug screening
• Provide outstanding, verifiable professional references
• Demonstrate complete discretion, confidentiality, and respect for the principal's privacy
