Residential Facilities Manager
Locations: Houston, San Diego, and Aspen
An exceptional opportunity for a seasoned Sr. Facilities Manager to oversee the operational systems at multiple high-end private residences located in Houston, Texas, Aspen, Colorado, and San Diego, California.
Key Responsibilities:
- Oversee both commercial-grade and residential systems, managing installations, repairs, and regular maintenance.
- Coordinate and oversee trades and vendors, ensuring high standards for all work performed.
- Develop and implement comprehensive maintenance programs and schedules across multiple properties.
- Analyze system data, blueprints, and reports to assess current capabilities, performance, and life cycles.
- Maintain documentation of equipment specifications, operational performance, and maintenance histories.
- Prepare and manage budgets, including staffing, outsourced services, equipment inventories, and capital expenditures.
- Oversee infrastructure expansions and upgrades, ensuring alignment with performance criteria.
- Perform or oversee repairs/installations of fixtures, appliances, and equipment in line with high workmanship standards.
- Ensure operational efficiency by evaluating systems and infrastructure.
- Be available to respond to emergency issues as they arise.
- Other duties as assigned.
Technical Expertise:
- HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, home automation, lighting controls, and water features such as pools and spas.
- Experience with high-end finishes, materials, and troubleshooting of residential and commercial-grade systems is a plus.
Qualifications:
- High school diploma or GED; vocational/trade certification required. Associates or Bachelor's degree preferred.
- 8-10 years of demonstrated experience as a Facilities Manager, Construction Manager, or Facilities Engineer.
- Expertise in plumbing, heating, HVAC, and electrical systems.
- Valid driver’s license and reliable transportation.
- Strong understanding of confidentiality in high-profile residences.
- Experience with installation and repair of appliances and knowledge of luxury finishes.
- Excellent communication, troubleshooting, project management, and problem-solving skills.
Physical Requirements:
- Must be able to move about properties, stand, walk, sit, and handle tools or equipment.
- Frequent requirement to climb, stoop, kneel, or crouch.
- May need to wear protective gear such as safety shoes, eye protection, and helmets.
- Ability to lift and carry up to 50 pounds.
- A 24/7 mindset is required due to the nature of the role.
Work Environment:
- Regular exposure to outdoor conditions while performing essential duties.
- 70% travel between properties and 30% office-based. Ideally located in Houston or San Diego.
Compensation and Benefits:
- Salary range: $130,000 to $150,000.
