Location: Ikoyi, Lagos, Nigeria
Salary: $180,000 – $200,000 USD (based on experience)

Overview:

Our esteemed client is seeking an experienced Residential Property Manager to assume full operational leadership over a prestigious private estate in Ikoyi, Lagos. This is a high-level management role requiring strategic oversight, exceptional organizational abilities, and a commitment to five-star service delivery.

You will oversee all property-related functions across primary and secondary residences, including infrastructure, security, logistics, guest support, and estate services. The successful candidate will supervise senior department heads—ensuring seamless operations, optimized communication, and world-class standards at all times.


Key Responsibilities:

Strategic Estate Oversight

  • Provide unified leadership across all residential and ancillary properties.

  • Manage and coordinate all service departments: transport, security, maintenance, housekeeping, landscaping, and guest services.

  • Ensure properties are always ready for occupancy, events, and high-profile visits.

  • Implement global luxury estate standards and drive efficiency across departments.

Facilities & Infrastructure Management

  • Lead preventative and reactive maintenance of all estate systems—power, water, HVAC, plumbing, and recreational infrastructure.

  • Oversee estate smart systems, IT networks, and utilities.

  • Maintain strong vendor relationships and enforce service-level agreements (SLAs).

  • Promote and implement sustainability initiatives, including energy and waste management.

Renovation & Project Management

  • Lead renovations, infrastructure upgrades, and new construction projects.

  • Collaborate with architects, engineers, designers, and contractors.

  • Ensure quality, timeline adherence, and compliance with safety and zoning regulations.

Security & Emergency Preparedness

  • Work closely with the Chief Security Officer to develop and enforce security protocols.

  • Conduct regular safety drills and ensure emergency systems (generators, water backups) are fully operational.

  • Maintain a secure and controlled environment for the principal and guests.

Transport, Fleet & Logistics

  • Oversee the Transport Manager in scheduling, maintenance, and supervision of all vehicles and drivers.

  • Ensure compliance with all vehicle documentation and inspection requirements.

Procurement, Budgeting & Finance

  • Develop and manage operational budgets across departments.

  • Oversee procurement processes, vendor selection, and cost control.

  • Monitor expenditures, prepare monthly reports, and identify opportunities for savings.

Compliance & Risk Management

  • Ensure estate operations are fully compliant with health, safety, legal, and environmental standards.

  • Maintain all licenses, insurance, permits, and property-related documentation.

Principal & Guest Support

  • Serve as the principal’s primary liaison for estate-related matters.

  • Collaborate with the Executive House Manager to uphold hospitality and guest service standards.

  • Ensure all activities are conducted with utmost discretion, professionalism, and efficiency.


Candidate Profile:

  • Minimum 10 years’ experience managing private residential estates, including large teams and luxury operations.

  • Bachelor's degree in Estate Management, Engineering, Hospitality, or a related field.

  • Expertise in property systems, vendor oversight, luxury estate protocols, and smart home technologies.

  • While English is the official language, native tounge of Hausa, Yoruba, or Igbo is a plus.
  • Prior experience in Africa, the Middle East, or high-end international destinations is highly desirable.

  • Strong leadership skills, financial acumen, and a problem-solving, solutions-oriented mindset.

  • Must be discreet, highly organized, and capable of delivering excellence under pressure.
